Our customer based in Bromley contacted us via our website to enquire about a new garden room that could be used as a chill out area for their teenage son. They could also use it for an an office if they needed it as well. It would have storage area for clothes etc and a shower and toilet area. After our site survey we agreed that the build would be 5m x 5m in size.
This garden room was built from the ground up from scratch using no kits and only quality materials. We built a concrete base with a 1m space surrounding the whole perimeter to comply with building regulations. A brick surround was built on top of the base with breeze blocks included.
Next the wooden frame was constructed with an overhang which would cover the door area and have space for outside spot lights. The roof was constructed using RubberBond Fleeceback which is the same material we use on our loft conversion flat roofs. It is twice the thickness and strength of standard EPBM materials. Rubberbond can only be fitted by trained, professionals such as us.
A waste pipe was run to the sewer area of the property underground and water and mains back to the out building. Next the electricians wired the building for LED lights and mains.
Insulation was fitted to the structure and then it was plastered. The Bi Folds were then fitted and our carpenters fitted skirting boards and doors. A wardrobe / storage area was then fitted.
Modern composite slats were fitted to the outside of the building along with guttering and drainage.
Plug sockets and LED’s were fitted next with smoke alarm and the room was painted and vinyl floor put down.
The garden room also has a radiator on timer system and heated towel rail in the bathroom. The room is also fitted with Cat 6 for ethernet running to the main house’s router for perfect internet. An access point was then connected and configured for Wifi from the direct Cat 6 connection.
Latestly we fitted a small patio with indian stone slabs across the front and down the middle of the garden.
The Bi-Fold Blinds were fitted by a 3rd party company.
